This means that this loan is incredibly easy to do - no income or U.S. credit required to qualify.

• Qualification: Based on Debt Service Coverage Ratio (DSCR) with a minimum ratio of 1:1
• Residency: Borrower must live and work outside the U.S.
• Ownership: Closing in a U.S. LLC entity permitted
• Reserves: 12 months' reserves required; can remain in the borrower's home country
• Assets: Must be sourced and seasoned for 60 days; held in a U.S. FDIC-insured bank for at least 30 days
• Payment: ACH auto-payment required
• Visa Requirements: Eligible visas include B-1, B-2, H-2, H-3, I, J-1, J-2, O-2, P-1, P-2
• Credit Score: No U.S. credit score required
• Loan Term: 30-year fixed mortgage only
• Maximum Loan-to-Value (LTV): 70%
• Seller Concessions: Up to 3% allowed
• Restrictions: No gift funds permitted
